December Available Bank Owned Inventory

I put together my first bank owned property report for the Maple Valley market almost one year ago. Back then I said:
” Currently (as of 12.26.07) there are 4 Bank Owned Properties for sale in the Maple Valley market, this is a higher number than we’ve seen in the past, but certainly better than many other areas of the Country and hopefully a trend we will not see increasing.”
Here we are a year later and sadly the trend has increased, by 400%! Unfortantely, a high number of short sales and Lender’s inability to move quickly on their decisions, have caused motivated buyers to move on to listings (either bank owned or not) where they won’t have to wait for an answer. If it were possible to get a faster response on short-sales, we may see these numbers stabilize and then hopefully begin to decline. Until then…..we continue to be spectator within an unprecendented market
Currently there are 16 Active Bank/Asset Company Owned Listings
The average List price for these homes is $315,475.
The lowest priced listing is $129,900
The highest is $528,500.
The average market time for these properties is 46 days.
Please Don’t Forget Maple Valley Foodbank!

I spoke with Wes at the Maple Valley Foodbank yesterday after hearing a rumor that they had run out of food and temporarily closed their doors. Evidently the rumor was wrong. They are not out of food, however they are running very low on food-especially milk.
They are also very, very low this year on toys for their annual Christmas Toy drive.
Each year the food bank organizes a special Christmas store at the food bank where local families can come and select 3-4 gifts for each of their children. I’ve had the opportunity to help work at this event in years past and I can tell you the families are so grateful as they carefully select from the generously donated gifts and toys; knowing their children will not have to go entirely without on Christmas Day.
I know there are Christmas tags at many Maple Valley area businesses, including my RE/MAX Select office, however you don’t need a tag. If you happen to pick up some extra toys, feel free to drop them by the food bank or our RE/MAX office, and we’ll tag them and get them over to the food bank for you.
Everyone is cutting back this year, but with so many families finding themselves unexpectedly on hard times, your small donation can make a huge difference.
