Spotlight on Tahoma Schools

The League of Education Voters blog published an overview of the Tahoma School district yesterday. The author is going to do a weekly overview of  those Washington schools which were named in the Newseek top 5% article. When it comes to Tahoma, she writes: So overall, it definitely looks like Tahoma is doing what they need to do to make Newsweek I thought I’d help spotlight the spotlight to help spread the word about our great schools!

Just Sold The Lake at Winterwood!

Just Sold The Lake at Winterwood!

This beautiful 4 Schneider built home closed escrow today. Congratulations to the new homeowners who I hope will have many years of happy memories in this lovely lakefront community. Lake Winterwood is located in Covington, close to Highway 18 and the new Costco. The home is situated on a private 1/3 acre cul-de-sac lot and backs to protected greenbelt area. There are other homes currently available in this development as well as Winterwood Estates, the adjacent community with older homes on larger (acre+) lots. Thank you to David Hokenson of Re/MAX Performance Plus for a pleasant “cross sale” and to Merry Smith of Sammamish Escrow for yet another smooth, successful closing!

The Ride Is Over….Finally!

The Ride Is Over….Finally!

I love my birthday. I think I may actually be the most obnoxious birthday person I know. It’s a flaw. I accept it and am unwilling to ”work on it”.  So I actually had to think twice about scheduling an appointment with first time home buyers on my birthday (which by the way is June 14 if you’d like to send cards or flowers next year).  But they were nice and needed help so I said what the heck….. We met in my office as I do with all new clients and talked about the home buying process;  pre-approval, areas they were interested in, and what their ultimate goals were….a typical first meeting. Little did any of us  know it would take a full year for them to complete their purchase…..and through absolutely no fault of their own. In September, while waiting for an answer on a short sale offer, the buyer’s financing was pulled when HUD removed seller-assisted downpayment programs. In January, having saved the remainder of their down-payment, we began looking again, made an offer, again on a short sale, and five months later were still waiting on an answer .  Then a HUD owned property became available. We were the successful bidder, but evidently HUD doesn’t

Maple Valley Homes-A Plethora of Possibilities

Maple Valley Homes-A Plethora of Possibilities

You’ve been waiting a long time for the “right time” to come along. Whatever your reason;  increased pending sales, decreasing inventory, signs we are at or very near the point of price stabilization or the recent uptick in interest rates…. you’ve decided now is the right time to buy. So what’s out there? What are your options? Current Maple Valley single family home inventory offers a wide variety of properties for sale. There are currently 279 homes for sale within the Tahoma School District boundaries. The highest priced home is $3,950,000 and the lowest price $99,900. But if you’re looking for something special, here’s a break down of some market niches: New Construction: If your dream is to start with a clean/fresh palatte, new construction might be your best bet. Currently you have 78 homes from which to choose, ranging from a low of $249,950 to a high of $1.775,000. Homes on Acreage Having a little more “elbow room” is a common request I get when working with new buyers to the area, or the “move up” buyer who has lived for several years on a smaller subdivision lot. Currently there are 75 homes available on one or more acres. The

Maple Valley Swimming Holes..Where to Cool Off

Maple Valley Swimming Holes..Where to Cool Off

I posted this a year ago just prior to a VERY hot weekend here in town. It’s been a popular post and with Summer almost “officially” here, I thought it might be helpful to repost. If I’ve missed any good locations please share. We all want to “stay cool” this summer! Origianlly published June 25, 2008 It’s going to be HOT here in Maple Valley this weekend! To me, 70′s is perfect, 80′s is HOT and 90′s are intolerable! I was born and raised in the Midwest so it’s odd that I consider mid-80′s to be HOT, but I’ve lived here for 21 years and seem to have acclimated to the cooler Northwest Climate. One thing’s for sure though, I definitely don’t miss the muggy heat of Cincinnati or the gnats….I hated them! (I do miss fireflies though) When my husband and I moved to the Puget Sound area in the late ’80′s I was dismayed to find there weren’t very many options for outdoor pools for our kids. There were indoor pools, but how fun is that on a hot day? Silly me, I didn’t realize that when you live in the Northwest and it gets hot, you head
