Good Market News Encourages Sellers

If it were possible for my phone to “ring off the hook” (it doesn’t have a hook…but come to think of it, does anyone have a “hook” anymore?), it would have done so yesterday. Sellers who have been waiting for the market to show movement are recognizing signs (literally) of activity in the form of SOLD strips on surrounding properties, and several of them reached out to me yesterday to talk about selling.

Northwest Multiple Listing Association published new stats yesterday which show home sales in King County for the month of June to be the highest since the market peaked in June 2007-up approximately 4% over 2008 numbers.

Here in Maple Valley 2009 June sales are actually down in number from June 2008: 34 Sales in ‘09 vs 50 in ‘08. However the main difference in those numbers can be attributed to New Construction inventory (which is slowly being absorbed). 15 new homes closed in June 2008 vs 5 in 2009.

The more notable statistic from this report is the decrease in average sales price:

June ‘08: $429,067 to June ‘09: $317,879.

Although prices have come down, sellers are encouraged to see homes which have been languishing on the market, now sold.  They are willing take a hard look at the market to see if selling now is the right move for them, or if they should continue to wait.
