There were 41 single family homes sales closed in July according to NWMLS statistics. It’s always noteworthy to compare the original list price to price the property was listed for when the offer was made. I’ve also included a field “CDOM” which stands for Cummulative Days on Market; if a property is listed multiple times or with different brokerages during it’s listing history, (unless there is a 90 day time between listings in which case the CDOM is reset to zero) the market time is added together. This month I’ve added one more field: Price per square foot. Although we don’t price properties solely on this, it’s a good guide to know whether a property is within a realistic price range.
