Maple Valley Real Estate Market Poised for it’s Best Finish in 3 Years

The Maple Valley real estate market is making a come back! With a bit more than three weeks left in 2011, the total number of Single Family Residential closed sales already exceeds last year’s total by 9.5%. With many closings occurring at the end of this month, we’ll likely see a definite 10%+ increase in sales volume. 2006 was the peak of the market in terms of number of closed sales, which equaled 1076.  The following year, saw those numbers drop to 764 (which also happened to be the peak year in pricing). The tumble continued down a whopping 38% the 2008 481 sales, before sinking to it’s lowest point in 2009 with 429 homes closed.  Price is an entirely horse of another color. in 2008, the average sales price of a Single Family home in the Tahoma School District was $395,000. To date, this year, it is $285,000.  Consumers, entinced by extremely low prices,  have obviously begun to gain confidence in the stability of the market and see the benefit of investing for a long term gain.   Either way, I just know I’m much happier today than I was in 2008. Yea us!

Tahoma School District Holiday Calendar

Students in the Tahoma School District will have 13 1/2 days to enjoy the Holidays this year. Beginning with an early release day on Wednesday December 21, through a Staff Development day on Tuesday, 1/3/2012, classes will resume on 1/4/2012.  (view full calendar here) This means lots of time for baking, shopping, game-playing, visiting, caroling and overall-merry making. Maple Valley Short Sale-Closed!

Happy Thanksgiving to the new owners of this lovely 3 BR home in Maple Valley! The previous owners contacted me this Summer as a job relocation out of state meant they would need to sell. Having bought this home in 2007, their value was,  needless to say, much lower than when purchased. We negotiated this Fannie Mae short sale, with a full waiver of deficiency rights, received approval on the 2nd….all without the owners ever having to be late on a payment. If I’ve said it once, I’ll say it again, no two short sales are exactly alike, which is why, if you’re considering this option as an exit strategy, it’s important to get information as it pertains to your personal set of circumstances. Educating yourself is a very important first step in the process!

Several years ago, I achieved the Certified Luxury Home Sales Specialist Accreditation. There was some coursework involved and the Accrediting Institute, required a track record of selling “Luxury” properties in the area. Their qualifying benchmark for the category of  “Luxury” property was that if it sold for 150% or more of the Average Sales Price. Here in Maple Valley, as of today, the average Sales price is $281.483. According to the Institute’s definition, a “Luxury” home in Maple Valley would be any property listed or sold for more than $422,000 and change. Here’s a snapshot of that market, for the past six months for single family homes, within the Tahoma School District, listed and sold through NWMLS: # Active : 33            Avg List Price: $684,815       Avg Market time: 137 days #Pending: 4             Avg List Price:  $759,950     Avg Market Time: 63 days # Sold:13                    Avg Sales Price: 723,462       Avg Market Time: 67 days The highest property currently listed for sale within the Tahoma School District is being offered at $1,300,000. Home Shopping-Buying in Maple Valley

In a previous post, I addressed the “getting ready” phase of  home buying, outlining the steps which should be taken prior to actually looking at homes as well as the process I go through with buyers who would like to have me represent them in the purchase of their greater Maple Valley area home.   Once you’re committed and your preapproval is in hand, it’s time to go shopping! The internet has altered the Home shopping experience tremendously.  In the past, I would have shown you many more homes than I would now, because you’ll probably have eliminated many and zero-ed in on a few “favorites”.  Typically I plan to show no more than 8 homes in one outing unless there is a real constraint on time; a client in town only for the weekend, or someone who must be in their new home by the end of the month.
