Homes in Maple Valley…What’s On Your List Today?

Anyone looking to buy a home in Maple Valley now or in the near future should consider themselves pretty lucky. They say timing is everything, and if circumstances find you with the ability and need to purchase conditions couldn’t be better. I received an email from a Lender Tuesday that he had money at 4.5% 30 year fixed. Unprecedented low rates combined with motivated sellers and a great selection of properties in Maple Valley makes for a very attractive combination. So back to my question…”What’s on your new home list”?   If you have specific needs, I thought you might find it interesting to see what’s available in your market niche: Looking for an Equestrian Property?  Currently there are 24 properties which average 2904 square feet and carry an average listing price of: $871,960 Looking for Acreage (Homes on 1+Acre): Currently there are 64 homes on the market which average 3135 square feet and carry an average List Price of $852,401 Have a Lot of Guests? Homes with 5+ Bedrooms: 23 on the market, average 4200 square feet and an average List Price of $1,131,182 (Lowest price $255,000 and Highest 4,875,000) How About Single Level Living? 52 Ramblers are currently available

But if there is one thing we know about the ’08 market is that there is nothing typical about it! August has been my busiest month of the entire year and judging from pending sales in Maple Valley since the first of August, I’m not the only one! As of 8/1/08, 30 Single Family homes have gone under contract. Some of these sales will close in August, others in Sept or beyond. But I think it will be interesting to start tracking these numbers more closely from this point forward given that the Maple Valley market began it’s downward trend last August. Only time will tell if things are truly picking up or if this is an isolated flurry just prior to the start of school. Colleen Fischesser is the Broker/Owner of RE/MAX Select in Maple Valley, WA.
