Maple Valley New Home Construction Activity

It would seem the drought of new construction listings in the Maple Valley, WA market is over. There for awhile, as the standing inventory of the 2007-2008 market was reduced and slowly absorbed, many builders found it increasingly difficult to obtain spec financing. Local neighborhoods under construction began to resemble ghost towns. I’ll never forget previewing homes for a client relocating to the area back in mid-2008. It was a Monday afternoon and as I walked from home to home with my MLS key in  hand, I suddenly stopped and realized that it’s Monday afternoon!  Where was everyone? There wasn’t a single truck or construction worker to be seen. The entire plat was eerily quiet. Some builders/developers have since sold their lots, while others have made product adjustments in order to meet the demand of first time buyers eager to cash in on the home buyer tax credit. Even though some buyers may lose out on tax credit dollars, due to the fact these listings are being sold as presales (meaning the home isn’t yet built), many are opting for these homes rather than the even greater risk/unknown of the short sale purchase. A Rose Is a Rose….and then some

It might appear to be just a rose. But it is also an oasis of color in an overgrown yard, and a sign of life in an otherwise lifeless house. I was previewing this house for a client a few days ago. It is bank owned…overgrown and vacant. Signs of every day life were found within; the abandoned weights in the garage-used by someone with the hope of getting stronger, fitter or slimmer, a tanning bed left behind-where someone relaxed and revelled in being able to sport a year ’round summer tan….a built in desk where homework or project might have been completed. These foreclosed properties were once someone’s home. It’s easy to talk about stats and “deals” and opportunities when talking about Bank owned properties. That is until you’re showing one, or viewing one and are confronted with the personal property of someone who had resided beneath it’s roof. And then you remember-one person’s “deal” is another person’s disappointment.  I hope the new owner will appreciate the resiliency of this rose bush, recall the spirit with which it had likely been planted……. and give it a good home.

Good Market News Encourages Sellers

If it were possible for my phone to “ring off the hook” (it doesn’t have a hook…but come to think of it, does anyone have a “hook” anymore?), it would have done so yesterday. Sellers who have been waiting for the market to show movement are recognizing signs (literally) of activity in the form of SOLD strips on surrounding properties, and several of them reached out to me yesterday to talk about selling. Northwest Multiple Listing Association published new stats yesterday which show home sales in King County for the month of June to be the highest since the market peaked in June 2007-up approximately 4% over 2008 numbers. Here in Maple Valley 2009 June sales are actually down in number from June 2008: 34 Sales in ’09 vs 50 in ’08. However the main difference in those numbers can be attributed to New Construction inventory (which is slowly being absorbed). 15 new homes closed in June 2008 vs 5 in 2009. The more notable statistic from this report is the decrease in average sales price: June ’08: $429,067 to June ’09: $317,879. There were 34single family homes sales closed in June according to NWMLS statistics. It’s always noteworthy to compare the original list price to price the property was listed for when the offer was made. I’ve also included a field “CDOM” which stands for Cummulative Days on Market; if a property is listed multiple times or with different brokerages during it’s listing history, (unless there is a 90 day time between listings in which case the CDOM is reset to zero) the market time is added together. This month I’ve added one more field: Price per square foot. Although we don’t price properties solely on this, it’s a good guide to know whether a property is within a realistic price range.
