The kids are in their routines- back at school, football has started and Fall is definitely in the air. There are still many buyers out actively looking to purchase prior to the November deadline for the 1st time home buyer tax credit. Over half of the pending sales right now within the Tahoma School District are properties listed under $300,000. Higher priced home sellers will need to be patient, especially those abouve $450,000 where we see only 12 home sales in escrow. Here’s the break down of inventory for Single Family Homes listed through NWMLS. A Rose Is a Rose….and then some

It might appear to be just a rose. But it is also an oasis of color in an overgrown yard, and a sign of life in an otherwise lifeless house. I was previewing this house for a client a few days ago. It is bank owned…overgrown and vacant. Signs of every day life were found within; the abandoned weights in the garage-used by someone with the hope of getting stronger, fitter or slimmer, a tanning bed left behind-where someone relaxed and revelled in being able to sport a year ’round summer tan….a built in desk where homework or project might have been completed. These foreclosed properties were once someone’s home. It’s easy to talk about stats and “deals” and opportunities when talking about Bank owned properties. That is until you’re showing one, or viewing one and are confronted with the personal property of someone who had resided beneath it’s roof. And then you remember-one person’s “deal” is another person’s disappointment.  I hope the new owner will appreciate the resiliency of this rose bush, recall the spirit with which it had likely been planted……. and give it a good home.

Joining the “Sold” Club in Maple Valley

Q: Are homes selling in Maple Valley? A: Yep. Q: Are many homes selliing in Maple Valley? A: It depends on your definition of “many”. All kidding aside, if you’re thinking of selling now or in the near future, your chances of success are much greater if your home falls within the popular price range. Since the first of the year, there have been 43 Single Family homes sold & closed according to NWMLS. Currently there are 65 sale pending the close of escrow. (Contracts accepted, awaiting finalization of financing). Of those 43 closed sales, 60% of them were homes priced under $350,000. Of the sales which are in Pending status, 77% of those are homes priced under $350,000. However…there are currently 264 Active Listings on the market and 62% of those listings are priced over $350,000. So 3/4 of the Maple Valley market’s absorption is happening among the bottom 38% of the inventory. In other words, 7 out of ten home buyers are purchasing homes priced under $350,000, which leaves the remaining 3 home buyers (out of ten) to absorb more than half the active inventory. As you can imagine, that may take a little while.

Higher Priced Home Sellers May Need an Extra Dose of Patience

Home Sellers with properties priced at or above $700,000 may need to come to terms with the fact it may many many months (even a year or more) to sell their high-end property. I’m basing this on current NWMLS statistics for Single Family homes in the Maple Valley/Covington area. Currently there are 74 active listings on the market which have an offered price of $700k or more. There are 0 (ZERO) pending sales in escrow, and 8 which have sold and closed within the last six months. Assuming no new inventory came on the market and the sales pace remains the same, we should have approximately 16 closed sales within a 12 month period of time. Given the inventory of active listings, it would take approximately 4.6 years to have those 74 Active listings sold & closed. It’s tough when there aren’t many buyers in the market for what you have to sell. A common saying in real estate is “price or time”. If you’re willing to wait, you’re more likely to get your price and if you’re willing to be more aggressive on price it will take less time.
